Our grandfather founded the family real estate business in the 1950s during the postwar construction boom.

The rising costs of materials, labor, and land made it difficult for developers to build affordable housing. Skilled labor was in high demand, and there was often a shortage of trained workers. Increased development created traffic congestion, loss of green spaces, and strain on public infrastructure and services.

In many ways, the ‘50s was a great time to be alive. But building the American Dream was hard and construction was as chaotic as it's ever been.

Sound familiar? Amazingly, 70 years later, the industry is still struggling with the same problems. The difference is that back then there was no alternative.

Daniel Zullo is the managing partner of PHNX, a mission-based development company. Daniel has demonstrated an unwavering commitment to creating sustainable solutions for housing challenges by incorporating modular construction into the development process. Under Daniel’s leadership, PHNX has partnered with numerous non-profits and government agencies to successfully develop affordable housing throughout New Jersey.

Matthew is Partner at PHNX and responsible for business development and operations. With over 15 years of experience in real estate asset management, development, and affordable housing, Matthew brings invaluable expertise to every project. His adeptness in overcoming complex challenges consistently earns the confidence of developers. Matthew received a BA in International Affairs from George Washington University, as well as a MS in Real Estate Finance from New York University.
