Bordentown
10 HOMES | MAJOR SUBDIVISION
The Bordentown project delivered ten new affordable homes in Burlington County and marked a major milestone in PHNX’s collaboration with a local nonprofit housing organization. This was the nonprofit’s first large-scale subdivision, and PHNX was brought in to provide full project leadership—from early design through final delivery. We led the architectural design process, creating homes specifically optimized for modular production, which allowed for greater control over quality, cost, and schedule from the outset.
PHNX stepped in to replace the original construction management group, stabilizing the project and restructuring it for success. Our team conducted a cost segregation study to appropriately break out site work between building-related scope and township responsibilities—unlocking additional funding flexibility. We managed site planning and coordination, addressed foundation location issues that had not been previously identified, and led negotiations with the Township around stormwater management, utility connections, and required roadwork. The modular delivery and assembly process was carefully sequenced to provide cash flow relief for the nonprofit, helping them manage timing against funding disbursements.
PHNX’s involvement not only ensured the success of the Bordentown project—it laid the foundation for a long-term collaboration. In recognition of this work, PHNX received the 2022 Habitat for Humanity SCNJ Corporate Philanthropy Award.
